Step by Step
Buying Your First Home:
A Plain-Language Guide
Buying a home for the first time can feel overwhelming. Here's every step laid out in plain English, no jargon, no surprises. Just the information you need to feel confident.
Get Pre-Approved
Takes about 1–2 days
Before you start looking at homes, talk to a lender and get pre-approved for a mortgage. This tells you exactly how much you can spend and shows sellers you're a serious buyer.
- Contact Ryan for a trusted lender referral, or call Austin Edwards directly at 561-426-8238
- Your lender will review your income, debts, credit score, and employment history
- You'll receive a pre-approval letter stating the maximum loan amount
- This is free and there's no obligation — and it makes the entire process smoother
Pro Tip: Ask your lender about programs like Hometown Heroes, FL Assist, and FHA loans. Many buyers qualify for down payment assistance they don't know about.
Find Your Home
Takes about 2–8 weeks
This is the fun part. Once you know your budget, we'll tour homes in your target neighborhoods. I'll point out things to look for and help you think through what matters most to you.
- Tell me your must-haves vs. nice-to-haves (bedrooms, location, yard, commute)
- I'll set up automated alerts so you see new listings the moment they hit the market
- We'll tour homes together and I'll help you evaluate each one honestly
- I'll share neighborhood insights on schools, flood zones, commute times, and more
Pro Tip: Don't skip neighborhoods that seem "less exciting." Some of the best-value homes are in areas you might not have considered. That's why I put together those neighborhood guides.
Make an Offer
Takes about 1–3 days
When you find the right home, I'll help you craft a competitive offer. I'll explain every term so you know exactly what you're agreeing to. No confusing jargon.
- I'll run comparable sales to make sure your offer is fair and competitive
- We'll negotiate price, contingencies, and closing timeline together
- Your offer includes protections like inspection and appraisal contingencies
- If there are multiple offers, I'll strategize with you on the best approach
Pro Tip: Don't be afraid to negotiate. In many cases, there's room on price, closing cost contributions, or repair credits. That's where having an experienced agent pays off.
Home Inspection
Takes about 1–2 weeks
Once your offer is accepted, you'll schedule a home inspection. This is your chance to discover any issues with the home before you buy it. I'll help you understand the report and decide what to ask the seller to fix.
- A licensed inspector checks the roof, foundation, electrical, plumbing, HVAC, and more
- The inspection usually costs $300–$500 and takes 2–3 hours
- If major issues come up, we can renegotiate or ask the seller to make repairs
- In some cases, you may walk away from the deal if the issues are too significant
Pro Tip: Never skip the inspection, even on a newer home. I've seen buyers save thousands by catching issues during inspection that the seller agreed to fix.
Appraisal
Takes about 1–2 weeks
Your lender will order an appraisal to make sure the home is worth what you're paying. This protects you from overpaying and protects the lender from loaning more than the home's value.
- A licensed appraiser evaluates the home's condition and compares it to recent sales
- The appraisal fee is typically $400–$600
- If the appraisal comes in low, we can renegotiate the price or you can make up the difference
- If it comes in at or above the purchase price, you're in great shape
Pro Tip: Low appraisals happen, especially in competitive markets. If it occurs, don't panic. We have options to keep the deal moving forward.
Closing Day
Takes about 1 day
The big day. You'll sign a stack of documents, wire your closing costs and down payment, and get the keys to your new home. The whole process usually takes about an hour.
- Review your Closing Disclosure at least 3 days before closing to check all numbers
- Bring a cashier's check or arrange a wire transfer for closing costs and down payment
- You'll sign the mortgage note, deed, and other required documents
- Once everything is funded and recorded, you get the keys. You're a homeowner!
Pro Tip: Do a final walkthrough of the home before closing to make sure everything is in the condition you agreed on. I'll be right there with you.
