Step 1: Know Your Numbers Before You Start Looking

The biggest mistake budget buyers make is falling in love with a home before knowing what they can afford. Here is what you need to know about your finances:

  • Your gross annual income. This is your starting point for qualification.
  • Your monthly debts. Car payments, student loans, credit card minimums, child support, and any other recurring debt payments.
  • Your available cash. How much you have for a down payment and closing costs. (Don't worry if this number is small -- most programs are designed for exactly this situation.)

Available to eligible buyers in 50+ occupations including teachers, nurses, firefighters, police officers, childcare workers, and military members.
