What Does Your Budget Actually Buy in South Florida Right Now? Fall 2026 Buyer's Guide

September is approaching, seasonal residents are returning, and buyers who spent the summer browsing are getting serious. This makes late summer a useful time to reset expectations and understand what your money actually buys before you start touring properties.

If you are shopping for a home in South Florida right now, you have probably noticed that prices vary dramatically from one neighborhood to the next. The same budget that gets you a one-bedroom condo in one city might get you a three-bedroom townhome in another. That is not a bug in the market. It is the reason you need a local guide who knows where every price point actually lands.

I am Ryan Parker, a Realtor with Coldwell Banker Realty, and I work with buyers across Delray Beach, Boca Raton, Boynton Beach, Deerfield Beach, Lake Worth Beach, and the surrounding areas. Under $300,000: What You May Be Able to Buy

If your budget is under $300,000, you are not out of the market. Not by a long shot. You just need to know which property types and neighborhoods work at this price.

What You May Be Able to Buy

  • Condos (1-2 bedroom) in Deerfield Beach, Pompano Beach, and Lake Worth Beach
  • Some townhomes in Coconut Creek, Margate, and parts of Boynton Beach
  • 55+ communities in certain areas, which often offer more amenities for the price
  • Older properties needing updates, especially in established neighborhoods

Where I'd Look

If I were helping a buyer at this price point, here is where I would start:

  • Deerfield Beach — closest to the beach at this price, with some of the most affordable condo inventory in Palm Beach County
  • Pompano Beach — up-and-coming with more inventory and growing buyer interest and development activity
  • Lake Worth Beach — walkable downtown with an artsy vibe, offering condos at various price points
  • Coconut Creek / Margate — more square footage and newer construction, but farther from the coast

The Tradeoffs

  • HOA fees: these vary by community. Budget for them as part of your monthly housing cost.
  • Age restrictions: Some of the best values are in 55+ communities
  • Older construction: You may be looking at 1970s and 1980s buildings that need updates
  • Distance from beach: The most affordable options are usually inland

  • Boynton Beach vs. Boca Raton: You get significantly more space and newer construction in Boynton Beach
  • Inland vs. waterfront: Expanding your search to Boynton Beach, Lake Worth Beach, Coconut Creek, Margate, or northern Broward County can significantly increase your options at every budget level.
  • Condo vs. townhome: Townhomes in Margate and Coconut Creek give you more room and usually lower HOA fees

$300,000 to $400,000: More Space, More Options

At this price point, you start getting into larger condos, townhomes, and even some single-family homes in the right neighborhoods. This is a sweet spot for first-time buyers who have some assistance or a decent down payment saved up.

What You May Be Able to Buy

  • Larger condos (2-3 bedroom) in desirable areas like Delray Beach and Boca Raton
  • Townhomes in gated communities in Boynton Beach, Lake Worth, and Coconut Creek
  • Single-family homes in Boynton Beach, Lantana, and Lake Worth Beach
  • Some options in Boca Raton — older condos and a few townhomes

Where I'd Look

  • Boynton Beach — best value for space, with single-family homes and townhomes in this range
  • Delray Beach — condos near downtown and some older single-family homes
  • Boca Raton — older condos and a few townhomes, especially west of I-95
  • Lantana — waterfront opportunities at a more accessible price point

  • Older construction may mean higher insurance costs, especially for single-family homes
  • HOA fees are still a factor, particularly in gated communities with amenities
  • Location vs. space: You may need to compromise on location for more square footage
  • Flood zone considerations: Many affordable single-family homes in this range are in inland areas with lower flood risk

Where Your Money Goes Further

  • Boynton Beach gives you significantly more space and newer construction compared to coastal communities like Boca Raton or Delray Beach
  • Lake Worth Beach has character and walkability that is hard to find at this price elsewhere
  • West Boca has newer construction but is farther from the beach and downtown

$400,000 to $500,000: Single-Family Territory Opens Up

At this budget, single-family homes become a real option in many of the areas buyers want most. You are still looking at older construction in prime locations, but you are no longer limited to condos and townhomes.

What You May Be Able to Buy

  • Single-family homes in Delray Beach (older, some needing updates)
  • Townhomes in gated communities with good amenities
  • Larger condos in desirable locations, including some with water views
  • Some waterfront options (older, smaller, or canal-front)

Where I'd Look

At this price point, updated single-family homes near Atlantic Avenue or in prime Boca locations are uncommon. You will find more options in Boynton Beach, Lake Worth Beach, Coconut Creek, Margate, or in older homes west of I-95 in Delray or Boca that may need updating. The biggest factor at this price is location versus condition.

The Tradeoffs

  • At this price in Delray or Boca, you are likely looking at older construction — 1970s and 1980s
  • Newer construction means going to Boynton Beach or farther west
  • Waterfront at this price is rare and usually means an older, smaller condo or fixer-upper

Where Your Money Goes Further

  • Boynton Beach new construction gives you modern finishes without the premium price
  • West Boca newer communities offer more space for the money
  • Boynton Beach waterfront condos can be a smart compromise for buyers who want water access

The biggest factor at this price is location versus condition. Move into a desirable neighborhood and you may be looking at a 1970s or 1980s home that needs work. Expand your search to Boynton Beach or West Boca and you may find newer construction and more space.

This is where the market opens up significantly. You can find updated single-family homes in desirable locations, townhomes in luxury gated communities, and even some waterfront options.

  • Townhomes in luxury gated communities with resort-style amenities
  • Condos in Highland Beach and other coastal areas
  • Newer construction in Boynton Beach, including some single-family homes
  • Highland Beach options — condos and townhomes in a quiet coastal setting

Where I'd Look

  • Delray Beach — updated single-family homes become more available at this price, though you may still be looking at older construction
  • Boca Raton — townhomes in gated communities, older single-family homes
  • Highland Beach — condos and townhomes in a quiet coastal setting
  • Boynton Beach — newer construction options expand significantly here

The Tradeoffs

  • Older construction in prime locations may still need updates
  • HOA fees are a factor at every price point. Review these carefully before committing.
  • Waterfront at this price: Properties are typically condos or townhomes rather than single-family homes. True waterfront single-family homes generally require higher budgets.

  • Waterfront properties (smaller lots, older homes, or canal-front locations)
  • Single-family homes in luxury communities and newer developments in Boynton Beach and West Boca

  • Prime locations may still need updates in this price range

Where Your Money Goes Further

  • New construction in Boynton Beach gives you modern finishes at a lower price per square foot
  • Larger lots in West Delray offer more space than central Delray or Boca
  • Townhomes with resort amenities can be a smart compromise for buyers who want luxury without the single-family maintenance

At the million-dollar-plus level, you are looking at waterfront single-family homes, luxury estate properties in gated communities, and updated homes in South Florida's most prestigious coastal neighborhoods.

$1M to $2M

  • Updated single-family homes in Delray Beach and Boca Raton
  • Waterfront properties on canals or smaller lots
  • Townhomes in luxury gated communities
  • Newer construction in Boynton Beach and West Boca
  • Some properties may still need updates or be in less premium locations within these cities

$2M and Above

  • Direct ocean or Intracoastal single-family homes
  • Luxury estate homes in Delray Beach's Seven Bridges, a single-family-only community with prices starting in the low-$2M range (see a current example at 16740 Strasbourg Lane), plus Boca Bridges and similar communities
  • Updated properties in Highland Beach and Gulf Stream
  • Oceanfront condos

Where I'd Look

  • Highland Beach — waterfront properties with direct ocean access
  • Gulf Stream — luxury estates in a quiet coastal setting
  • Delray Beach waterfront — updated homes near the Intracoastal
  • Delray Beach's Seven Bridges, a single-family community with no townhomes whose homes start in the low-$2M range, plus Boca Raton luxury communities like Boca Bridges

The Tradeoffs

  • Even at $1M, waterfront homes may be older or need updates
  • HOA fees are a factor at every price point. Review these carefully before committing.
  • Insurance costs increase substantially for waterfront properties
  • Location vs. size: You may need to compromise on lot size for the perfect location
  • True waterfront estate living and premium luxury communities like Delray Beach's Seven Bridges generally require budgets well above $1M, with Seven Bridges single-family homes starting in the low-$2M range (the community has no townhomes)

  • Slightly inland gives you more square footage and newer construction
  • Newer construction in communities vs. older waterfront homes can be a better long-term value
  • Townhomes in luxury communities offer resort amenities without the single-family price
