I had a showing in Boynton Beach last week with a young couple who had been renting near Atlantic Avenue for years. They assumed they could not afford to buy anywhere near Delray. Boynton Beach — $380K–$425K Median
Boynton Beach is the closest affordable option to Delray, sitting just south along the coast. You get ocean access, the Boynton Harbor Marina, and a growing food and brewery scene at prices $130K–$300K less than Delray. Strong charter school options like Imagine Schools Chancellor Campus make it family-friendly too.
Best for: Coastal proximity, marina lifestyle, families who want good schools at a lower price.
Deerfield Beach — $250K–$320K Median
Named one of the most affordable beachfront towns in the country by Realtor.com, Deerfield Beach sits just north of Boca Raton. The iconic Deerfield Beach Pier, oceanfront dining, and a real beach-town vibe make it an incredible value. Condos can start under $200K.
Best for: Beachfront affordability, young professionals, anyone who wants ocean access at the lowest price.
Lake Worth Beach — $200K–$350K Median
Lake Worth Beach is the most culturally vibrant affordable community near Delray. The historic downtown has independent restaurants, galleries, live theater, and monthly street festivals. The Lake Worth Beach Casino & Playhouse is a local gem. Condos start around $200K.
Best for: Artsy buyers, walkable downtown, first-time buyers looking for condos.
Pompano Beach — $345K–$360K Median
Pompano Beach offers beach access at about 30% less than Fort Lauderdale. The city is undergoing a major revitalization with a growing food scene, the new Pompano Beach Amphitheatre, and condos starting around $240K. If you want coastal living at an accessible price, Pompano is worth a serious look.
Best for: Coastal living on a budget, investors, buyers who want appreciation potential.
Hypoluxo — $300K–$355K Median
This tiny waterfront town on the Intracoastal offers affordable condo options with water views. With only about 2,600 residents, it's intimate and quiet. If you're a boater or fishing enthusiast on a budget, Hypoluxo is a hidden gem.
Best for: Waterfront living at low prices, boaters, quiet lifestyle seekers.
How to Decide
The right neighborhood depends on what matters most to you. If beach access is key, look at Deerfield Beach or Pompano Beach. If schools are the priority, West Boca offers the strongest options. If you want the lowest price and don't mind being inland, Margate and Coconut Creek deliver.
