South Florida Buyer Market Update: October 2026

This is the freshest look at the South Florida market for everyday buyers, with numbers pulled from current 2026 data for Delray Beach, Boca Raton, Boynton Beach, Deerfield Beach, Lake Worth Beach, Pompano Beach, and the surrounding communities. No hype, no doom: just the honest picture of prices, rates, inventory, and what it means for you.

The Headline: Rates Are the Story This Month

Here is the honest summary before we dig in. Home prices in South Florida have not crashed, and in most of the affordable cities they are still creeping up. But the bigger story for buyers right now is mortgage rates, which climbed hard through September and are sitting well above where they were a year ago.

The average 30-year fixed mortgage rate was 7.03% in Freddie Mac's weekly survey for the week ending September 24, 2026, up from 6.95% the week before and 6.30% in September 2025. That 7.03% reading is the highest weekly average in the past year. Daily market measures ran even higher in the final days of September, with top-tier 30-year quotes around 7.5% per Mortgage News Daily, the highest level since April 2024. Forecasts expect rates to stay elevated into October.

Here is the part that matters for your plan: a higher rate mostly changes the monthly payment, not the price you negotiate. The same down payment assistance, the same neighborhoods, and the same negotiation room all still apply. Rates move, but your buying strategy does not have to.

Median Prices by City: The October 2026 Picture

Below are the most commonly cited median sale prices for each city buyers ask about most. These are from current 2026 data (Redfin unless noted), and every one of them varies by neighborhood, property type, and data source. Treat them as real-world benchmarks, not guarantees.

City Typical Median Sale Price Days on Market
Delray Beach ~$545,000 (Redfin, +4.7% YoY) ~90 days
Boca Raton ~$854,000 (Redfin, +20.2% YoY); other trackers $675K-$685K ~79 days
Boynton Beach ~$410K-$425K commonly cited; houses ~$567,500 and condos ~$285,000 on Aug 2026 MLS data ~51-80 days by type
Deerfield Beach ~$325,000 all types (Redfin); houses ~$525K-$550K, condos ~$170K-$222K on BeachesMLS ~30 (houses) to ~92 (all types)
Lake Worth Beach ~$449,000 (Redfin, +4.4% YoY); Realtor.com ~$429K ~82 days
Pompano Beach ~$359,000 (Redfin, -2.9% YoY); MLS-based trackers up to ~$400K ~67-93 days
Margate ~$330,000 (Redfin, +0.5% YoY) Varies by type
Coconut Creek ~$262K-$290K (Redfin); Zillow typical value ~$317K Varies by type
Hypoluxo ~$302K-$310K Varies
West Boca (Boca West) ~$587K (Redfin, +31% YoY); typical values vary by ZIP Varies

Figures from late 2026 public data: Redfin city market pages, BeachesMLS/PBP Real Estate, Realtor.com, Zillow, and Homes.com. Medians can shift month to month, and condos versus houses split widely in every one of these cities.

What jumps out: the affordable band has not disappeared. Deerfield Beach condos still start around $170,000, Boynton Beach condos sit near a $285,000 median, and Coconut Creek and Pompano Beach still have real inventory in the $260,000 to $400,000 range. The cities with the steepest year-over-year increases, Boca Raton and West Boca, are the ones a budget buyer is usually not shopping anyway.

What Each Price Band Buys Right Now

Here is the October 2026 reality, band by band, so you can see where your budget lands.

Price Band What You Typically Find Where
Under $300K Condos, a few townhomes. Median condo sales ~$285K in Boynton Beach and ~$170K-$222K in Deerfield Beach; Coconut Creek median sale ~$262K-$290K. Deerfield Beach, Coconut Creek, Boynton Beach, Lake Worth Beach
$300K-$450K Condos and townhomes, some older houses. Pompano Beach median ~$359K, Margate ~$330K, Hypoluxo ~$302K-$310K, Lake Worth Beach ~$449K. Pompano Beach, Margate, Hypoluxo, Lake Worth Beach, Boynton Beach
$450K-$650K Typical detached houses. Deerfield and Boynton houses ~$525K-$568K on MLS data, Delray Beach median ~$545K, Palm Beach County single-family median ~$650K. Delray Beach, Boynton Beach, Deerfield Beach
$650K-$1M Larger houses and some waterfront-adjacent homes. Boca Raton citywide median ~$854K; West Boca (Boca West) median ~$587K. Boca Raton, West Boca, Delray Beach
$1M+ Newer West Boca ZIPs where typical values run ~$1.02M-$1.31M, plus waterfront estates in the coastal cities. West Boca, Boca Raton, Delray Beach

Medians from August-September 2026 public data. Every band always has below-median inventory, especially fixer-uppers and inland condos, so these are guides, not limits.

If your budget is under $300,000, the honest advice is to start with condos. The very best value in South Florida right now is usually a well-run older condo building in Deerfield Beach, Pompano Beach, Lake Worth Beach, or Coconut Creek, especially if you qualify for FHA, VA, or a first-time buyer program. More on that below.

Inventory: More Choices, More Leverage Than a Year Ago

Inventory is one number that quietly matters a lot: it tells you how much competition you will face. Here is where it stands in the two counties most of our buyers call home, from August 2026 reports (the most recent complete month available).

  • Palm Beach County: about 10,181 active listings with roughly 3,269 under contract, or about 3.4 months of supply, according to Momentum Realty and the August 2026 MIAMI REALTORS report. Palm Beach County inventory has actually declined for seven consecutive months, which keeps single-family competition firmer there. The county's median single-family sale price was about $650,000 in August, up 3.17% year over year, with a median about 40 days to contract. Condos and townhomes ran about $300,000 (up 5.26%) with about 69 days on market.
  • Broward County: roughly 14,378 homes on the market, or about 6.5 months of supply overall. The split tells the real story: single-family homes sit at about 4.3 months of supply (balanced), while condos sit at about 10 months, a genuine buyer's market. The county median sale price was about $518,000 in August, down 0.9% year over year, with homes taking about 64 days to sell.
  • Tri-county context: total inventory across the region was down about 13% year over year in August, while condo and townhome supply stayed elevated at about 9.7 months. Closed sales were down 5.1% year over year.

Translation: if you are buying a condo, you have time, options, and room to ask for concessions. If you are buying a single-family home in Palm Beach County, especially under the county median, expect more competition and move quickly when the right house appears.

Affordability: The Real Math in 2026

Let us talk numbers that hit close to home. Nationally, Redfin estimates you needed about $109,796 in household income in 2026 to afford a typical U.S. home. South Florida runs higher: applying the same 30%-of-income rule to Palm Beach County's roughly $538,000 median sale price (Redfin, mid-2026) points to an income in the ballpark of $150,000 a year. The county's actual median household income is about $81,115 (Census ACS), which tells you exactly why down payment assistance and low-down-payment loans are not a nice extra here. They are the way in.

That gap is why every one of our buyer guides leans on the same tools. Hometown Heroes can provide up to $35,000 in down payment and closing cost assistance, equal to 5% of the loan amount (program amounts are current as of October 2026 but can change, funding is limited and first-come, first-served, and details are on the Financing & Programs page). FL Assist adds up to $10,000 for eligible first-time buyers and cannot be combined with Hometown Heroes. FHA loans need as little as 3.5% down, and VA and USDA loans allow $0 down for those who qualify. Together, those programs regularly turn a "I can't afford it" into "I can do this." Confirm current program details, availability, and terms with your lender at application time.

What This Means for Everyday Buyers

If you are a first-time buyer or someone who felt priced out a year ago, here is my honest read of October 2026:

  • Rates are the headline, but they are not the whole story. At 7.03%, your payment is higher than it would have been at last year's 6.30%. That squeezes the price you can chase, so shop smart: condos and townhomes in Deerfield, Pompano, Lake Worth, Margate, and Coconut Creek still fit tighter budgets.
  • Condo buyers have real leverage. With around 10 months of condo supply in Broward, you can negotiate price, ask for seller help with closing costs, and take your time. That has not been true for years.
  • Prices are not dropping broadly. Palm Beach County single-family medians are up 3.17% year over year. Waiting for a crash has not worked, and there is no verified sign of one on the horizon. What has changed is how much negotiating room you have, especially on condos.
  • Affordability programs are the edge, and they are still very much on. Almost every client I work with under $400,000 uses at least one: Hometown Heroes, FL Assist, FHA, VA, or USDA. Do not leave them on the table.
  • Buy when you are ready, not when the market is perfect. The perfect market almost never arrives. A home you love with a payment you can handle, bought on your timeline, will always beat an idealized market you wait for.
