What's the Average Salary to Buy a Home in South Florida?

Everyone wants to know the magic number. Here is the honest answer: for a typical affordable home in South Florida, you need a household income of roughly $60,000 to $75,000 per year. But the real number depends on where you buy, what loan you use, and how much debt you have. Let me show you the math.

The question I get more than any other: "I make $X. Can I afford to buy a home here?" The answer is almost always yes, but let us look at the actual numbers so you can see where you stand.

How Lenders Calculate What You Can Afford

Lenders use your debt-to-income ratio (DTI) to decide how much house you can afford. Here is the simple version:

  • Front-end DTI (28%): Your mortgage payment, taxes, insurance, and HOA fees should be no more than 28% of your gross monthly income
  • Back-end DTI (36%): All your debts combined (housing + car loans + student loans + credit cards) should be no more than 36% of your gross monthly income

FHA loans allow up to 43% back-end DTI. Some conventional loans go up to 50% with strong credit. But 28/36 is a safe starting point for planning.

These examples assume a 6.8% interest rate on a 30-year fixed mortgage, with $500/month in other debts, and the minimum down payment for each loan type.

  • Income needed (36% back-end): ~$47,000/year

  • Conventional (3% down): Minimum credit score 620. Stricter DTI (36% to 43%). Income needed: ~$65,000 to $75,000. Better if you have good credit.
  • VA (0% down): No down payment, no PMI. Income needed: ~$60,000 to $65,000. Available to veterans and active-duty military.

How Down Payment Assistance Lowers the Income Bar

This is the part most buyers do not realize. Florida's down payment assistance programs do not just help with the down payment. They also reduce the monthly payment because you can put more money down, which means you borrow less.

The Hometown Heroes program provides up to $35,000 in assistance (subject to program requirements). If you use that on a $300,000 home, your loan amount drops to $265,000 (plus closing costs). That brings your monthly payment down by roughly $200 per month, which means you need less income to qualify.

The FL Assist program provides $10,000 for first-time buyers (subject to program requirements). Combined with a low-down-payment FHA loan, it can significantly reduce what you need to bring to closing.
