What Credit Score Do I Need to Buy a House in Florida?

You need a minimum credit score of 580 for FHA loans, 620 for conventional loans, and there is no official minimum for VA loans (though most lenders want 620+). Here is exactly what each loan type requires and how to get your score where it needs to be.

Your credit score is one of the biggest factors in getting approved for a home loan. But the number you need depends on the type of loan you are applying for. Here is the complete breakdown for every major loan type available to Florida buyers.

Credit Score Requirements by Loan Type

FHA Loan: 580 Minimum (3.5% down)

FHA loans are the most popular option for first-time buyers because they have the lowest credit score requirements. If your score is 500-579, you can still qualify with a 10% down payment. FHA loans require mortgage insurance both upfront (1.75% of loan amount) and monthly. Learn more about FHA loans.

Conventional Loan: 620 Minimum

Conventional loans require 620 or above. They offer 3% down through Fannie Mae's Conventional 97 program. At 740+, you get the best interest rates. The tradeoff is higher credit requirements but lower overall costs if your score is strong. PMI drops off automatically at 20% equity. Learn about conventional loans.

VA Loan: No Official Minimum

VA loans have no official minimum credit score set by the Department of Veterans Affairs. Most lenders look for 620+, but some are flexible with compensating factors like stable employment and low DTI. Zero down payment and no PMI make this the best loan for eligible buyers. USDA Loan: 640 Minimum (typically)

USDA loans usually require 640 for the streamlined approval process. Below 640, some lenders may still approve with a manual underwrite. Zero down payment for eligible rural and suburban properties. Income limits apply. Learn more about USDA loans.

How to Improve Your Credit Score in 3 to 6 Months

If your credit score is not where it needs to be, do not panic. Here are the most effective strategies to raise it before you apply for a mortgage:

  • Pay everything on time, every time. Payment history is 35% of your score. One missed payment can drop you 50 to 100 points. Set up autopay for at least the minimum on every account.
  • Keep credit card balances low. Utilization is 30% of your score. Stay under 30% of each card's limit and under 10% for the best scores. If you have a $5,000 limit, keep the balance under $500 for optimal results.
  • Do not open new accounts in the 3 to 6 months before applying for a mortgage. Each hard inquiry dings your score, and new accounts lower your average account age.
  • Dispute errors on your credit report. Get your free report at AnnualCreditReport.com and dispute any incorrect late payments, collections, or accounts that are not yours.
  • Ask your lender for a rapid rescore after making improvements. Lenders can update your score in days rather than waiting for the next monthly reporting cycle.

What If Your Score Is Below 580?

If your credit score is below 580, you still have options:

  • FHA with 10% down: FHA allows scores as low as 500 with a 10% down payment
  • Work with a credit specialist to create a plan. Many buyers can raise their score 40 to 60 points in 3 to 6 months
  • Consider a co-signer with stronger credit to help you qualify
  • Talk to a lender before assuming you do not qualify. Each lender has its own overlays beyond the minimum requirements

The most important step is to talk to a real lender who can look at your full picture, not just a number. Visit our financing page for all your options, then give me a call to discuss your specific situation.
