The West Palm Beach VA Medical Center is about 20 minutes north, making it convenient for medical appointments. Boynton Beach also has a strong veteran community and several veteran-focused organizations.

2. Deerfield Beach: Affordable Coastal Living for Veterans

Price range: Homes $250K-$320K | Condos from $190K

Why it works for VA buyers: Lowest price entry point, good for VA condos

Deerfield Beach offers the most affordable beach-adjacent homes for VA buyers. With condos starting under $200,000 and single-family homes under $320,000, your VA loan benefit goes very far here.

For VA condo purchases, Deerfield Beach has several older buildings that are on the VA-approved list. Work with a lender who can check the VA-approved condo list to find buildings that qualify.

3. Lake Worth Beach: Walkable and Veteran-Friendly

Homes here tend to be older (1950s-1970s construction), so VA appraisals will pay close attention to the condition. Most homes pass VA inspection without issues, but it is something to be aware of when making offers.

For veteran families with children, Coconut Creek's schools and parks are a major draw. The community is quiet, safe, and well-planned.

5. Margate: Most Space Per VA Dollar

If you want a single-family home with a yard and plenty of space, Margate gives you the most square footage per dollar. With zero down on a VA loan, you can get into a 3-bedroom, 2-bathroom home with a pool for around $335,000.

Margate is quieter and more laid-back than coastal cities, which appeals to many veterans looking for a peaceful home base.

What VA Buyers Need to Know About South Florida Condos

The VA has its own condo approval list, separate from the FHA list. Here is what you need to know:

  • The VA keeps a database of approved condo projects
  • Condos must be on this list for VA financing to work
  • The list is updated regularly, and buildings can be added or removed
  • Older buildings with good financial health are often on the list
  • Your lender can check the VA-approved condo list for any property you are interested in

VA Minimum Property Requirements (MPR)

One thing that surprises some VA buyers: the property must meet VA's Minimum Property Requirements. These are safety and livability standards, not cosmetic standards. They include:
