USDA Loans in South Florida: Zero Down, Real Numbers (2026)

A USDA loan lets you buy a home with zero down payment and below-market rates, even in parts of Palm Beach and Broward counties. Here is exactly what you need to know about income limits, eligible areas, and how to qualify in 2026.

What Is a USDA Loan?

A USDA loan is a mortgage backed by the U.S. Department of Agriculture. Despite the name, you do not need to be a farmer or buy a farm. The program is designed to help people buy homes in suburban and rural areas who might not qualify for a conventional loan.

The biggest perk? Zero down payment. No 3%, no 5%, no 20%. Just zero. On a $300,000 home, that saves you $9,000 to $10,500 upfront compared to an FHA or conventional loan with a low down payment.

Can You Get a USDA Loan in South Florida?

This is the question I hear most often. The short answer is yes, but not everywhere. USDA loans are restricted to areas the government defines as "rural" or "suburban" meaning they are outside dense urban cores.

In Palm Beach County, eligible areas include western communities like Loxahatchee, The Acreage, South Bay, Belle Glade, Pahokee, and Canal Point. The far western edge of Boynton Beach near the Agricultural Reserve may also qualify. In Broward County, eligibility is more limited to the western parts of the county.

Most of Boca Raton, Delray Beach, and Boynton Beach itself are not eligible (they are too urban). But some of the most affordable communities in the region are USDA-eligible, and those are exactly the places where you get the most house for your money.

Tip: The only way to know for sure if a specific address qualifies is to check the USDA eligibility map or ask a USDA-approved lender. Boundaries change, so never assume.

2026 Income Limits: How Much Can You Earn?

USDA loans are for moderate-income households. The income limits are actually higher than many people expect. Here are the 2026 numbers for our area:

County 1-4 Person Household 5-8 Person Household
Palm Beach County $147,800 $195,100
Broward County $145,750 $192,400

These limits include the income of everyone in the household over 18, not just the borrower. If you and your spouse together earn under $147,800 in Palm Beach County, you meet the income requirement. That covers a lot of South Florida households.

Credit Score and Requirements

The USDA program does not set an official minimum credit score. But most lenders want to see a FICO score of 640 or higher for automated underwriting approval. Some lenders may accept scores as low as 620 with manual underwriting.

Here is a quick summary of the main requirements for a USDA loan in 2026:

Zero down payment

100% financing. No down payment needed at all.

Credit score 640+ preferred

Some lenders may go lower, but 640 is the sweet spot for automated approval.

Low mortgage insurance

1% upfront fee (financed into the loan) and 0.35% annual fee, much lower than FHA MIP.

Debt-to-income ratio

Typically 41% or lower, though some flexibility exists with strong compensating factors.

Primary residence only

The home must be your primary residence. No investment properties or second homes.

What Does a USDA Loan Cost? Real Numbers

Let us look at an example. Say you buy a $280,000 home in an eligible area like Loxahatchee or Belle Glade.

Cost Amount
Down payment $0
Upfront guarantee fee (1%) $2,800 (financed into the loan)
Annual fee (0.35%) About $82 per month
Estimated monthly payment $1,900 to $2,200 (including taxes and insurance)

Compare that to a conventional loan with 3% down ($8,400 upfront) and PMI of about $80 to $100 per month, or an FHA loan with 3.5% down ($9,800) and mortgage insurance that never drops off. The USDA loan has the lowest upfront cost and competitive monthly payments.

USDA vs Other Loan Types: Quick Comparison

Loan Type Down Payment Min Credit Best For
USDA 0% 640 Eligible suburban/rural areas, no savings
FHA 3.5% 580 Lower credit scores, urban areas
Conventional 3% to 5% 620 Good credit, more loan options
VA 0% None Veterans and active military

Can You Combine USDA With Down Payment Assistance?

Yes, in many cases you can use down payment assistance programs alongside a USDA loan. The Hometown Heroes program offers up to $35,000 in assistance for eligible buyers in 100+ occupations. FL Assist offers up to $10,000. These can cover your closing costs, prepaids, and even the upfront USDA guarantee fee.

Because USDA loans already require zero down, down payment assistance goes toward your closing costs and other upfront expenses. That means you could walk into a home with almost nothing out of pocket.

The Bottom Line: Is a USDA Loan Right for You?

A USDA loan is one of the most powerful tools for affordable homebuyers in South Florida. If you are willing to look at homes in the western or more rural parts of the county, you can buy a home with zero down, competitive interest rates, and lower mortgage insurance than most other loan types.

The main catch is location. If your dream is a condo in downtown Delray Beach or a house in central Boca Raton, a USDA loan will not work there. But if you are open to communities like Loxahatchee, Belle Glade, or South Bay, you can get a lot more house for your money.

The best next step is to talk to a USDA-approved lender. They can check your specific income, credit, and the address you are interested in to see if a USDA loan is an option.
