How to Read This Tracker
Three rules before the lists. First, every price here comes from a builder's own website and was checked live on October 12, 2026. Prices and availability change fast in new construction, sometimes weekly, so always confirm the current number with the builder or sales center before you plan around it. Second, I only list communities I could verify are currently selling or launching; if a project is sold out or unpriced, I say that instead of leaving it out. Third, this is the first edition of the tracker, so there are no earlier entries to update or retire yet, and I will revisit it every month.
One honest heads-up before the lists: in these two counties, "new construction" does not mean "cheap." Most of what is actively selling right now is either townhomes in the $540,000 to $650,000 band or single-family homes from the mid-$600,000s on up, with 55+ resort living in Boynton Beach starting around $1.2 million. There are still some genuinely budget-friendlier options in the mix, and I point those out as I go.
Broward County: New Homes and Condos Selling Right Now
Broward has the most active townhome inventory this month, led by Coconut Creek, Coral Springs, and Margate. Prices below are the builder's published starting range as of October 12, 2026.
| Community | Builder | What's Being Built | Starting Price | Link |
|---|---|---|---|---|
| Mainstreet (Topaz Collection), Coconut Creek | Lennar | Townhomes, 3 bed / 2.5 bath, about 1,428-1,459 sq ft | $537,990-$643,990 | Builder site |
| Sunset Trails, Coral Springs | Lennar | Townhomes, 1,362-1,961 sq ft | $577,990-$637,990 | Builder site |
| Coral Edge, Margate | Pulte Homes | Gated townhomes (132 total), 3 bed / 2.5 bath | from $584,990 | Builder site |
| Hunters Manor, Pompano Beach | D.R. Horton | Single-family homes, 4-5 bed, 1,739-2,720 sq ft | from $612,990 | Builder site |
| Bellaterra at Plantation Acres, Plantation | CC Homes | Luxury one-acre estates, 4-7 bed, about 3,462-5,950 sq ft | from $2,130,990 | Builder site |
| Emory, Plantation | Pulte Homes | Townhomes, 3 bed, 1,657-1,816 sq ft | started $578,990-$769,769 | Builder site |
Builder-site prices and availability checked October 12, 2026. Emory is still listed on Pulte's site, but several third-party trackers show it sold out, so confirm directly before you plan a visit.
The budget-friendliest new construction in Broward this month is Mainstreet in Coconut Creek, where the Topaz Collection townhomes start at $537,990. That is right in the wheelhouse of a first-time buyer using FHA or a down payment assistance program, and it is a Coconut Creek address, a town we cover in depth. Sunset Trails in Coral Springs and Coral Edge in Margate (a gated townhome community that opened sales this past summer) sit in the same general range. Hunters Manor in Pompano Beach is the closest new single-family option under $650,000 in this list.
Palm Beach County: New Homes Selling Right Now
Palm Beach County's active new construction leans toward western communities, 55+ resort living, and higher price points. Here is what is actually selling, with builder-site prices as of October 12, 2026.
| Community | Builder | What's Being Built | Starting Price | Link |
|---|---|---|---|---|
| Arden, Loxahatchee | Lennar | Master plan, 5 collections; townhomes and single-family homes | $507,990-$693,990 | Builder site |
| Valencia Del Mar, Boynton Beach | GL Homes | 55+ resort single-family homes, 2-4 bed, 2,271-4,374 sq ft, 11 models | from about $1.2M | Builder site |
| Valencia Grand, Boynton Beach | GL Homes | 55+ resort single-family homes, limited late inventory | from $1.3M | Builder site |
| Estates of Boynton Waters, Boynton Beach | Lennar | Single-family homes, 5 bed, about 3,325-3,360 sq ft | $890,990-$919,990 | Builder site |
| Parkside, Royal Palm Beach | K. Hovnanian | Single-family homes, 3-5 bed, 2,026-3,684 sq ft | from about $800,000 | Builder site |
Builder-site prices and availability checked October 12, 2026. The Estates of Boynton Waters is listed at $890,990-$919,990 but Lennar's page flags it "temporarily sold out," so it is one to watch rather than plan around.
The standout for budget-conscious buyers in the county is Arden in Loxahatchee, in far western Palm Beach County, where Lennar lists the community range from $507,990 to $693,990 and several collections are actively selling. That is the only new construction in this month's tracker with anything under about $520,000. The rest of the county's active new homes sit well above the typical budget of a first-time buyer, which is exactly why Boynton Beach and the other affordable towns on our neighborhood guides are mostly resale stories.
Launching Soon and Worth Watching
A few projects are on the way that buyers in Pompano Beach and Coconut Creek should know about, even though prices are not published yet.
- The Pomp, Pompano Beach: the 223-acre, roughly $2 billion master-planned development on the former Pompano Park racetrack site, led by The Cordish Companies and Caesars Entertainment. The remodeled Harrah's casino, the Live! dining and entertainment district, and Topgolf are already open. Residential plans call for Lennar to build 344 condos and 82 townhomes, and the land deal closed in December 2025. No starting prices have been published yet, so this is a launch to track rather than shop today. More at cordish.com/portfolio/the-pomp.
- Mainstreet Emerald and Indigo collections, Coconut Creek: Lennar has announced condos (Emerald) and townhomes (Indigo) at the same master plan where Topaz is selling, but pricing is not published yet. Worth watching if you want new construction in the Coconut Creek area at a lower entry point.
- Ocean 580, Pompano Beach: Claridge Homes' 10-story, 17-unit oceanfront condominium at 580 Briny Avenue, with 4-5 bedroom residences from about 3,688 to 8,872 sq ft, starting around $4.9 million and completion expected around 2027. This is the luxury end of the market, but it is the most active true condo new build on the beach right now. More at ocean580.com.
New vs Resale: The Honest Read for This Month
Here is the practical question behind a tracker like this: is new construction worth it right now, or should you stick with resale? My honest answer for most budget-conscious buyers is a mix, and the mix depends on what you want out of the next ten years.
- New construction wins on certainty. A builder home comes with warranties, modern construction standards, impact-resistant windows in many of these communities, and zero surprises about the previous owner's maintenance. You also pick finishes in many cases.
- Resale wins on price, almost always. In Boynton Beach, Deerfield Beach, Lake Worth Beach, and Margate, a resale condo or townhome costs meaningfully less than the equivalent new build, and there is far more negotiating room, especially with condo inventory as high as it is in Broward right now.
- The financing math is the same either way. With the average 30-year fixed rate at about 7.40% (Freddie Mac's Primary Mortgage Market Survey, week ending October 8, 2026), the monthly payment matters more than the sticker price. A new townhome at $550,000 and a resale condo at $350,000 are very different budgets, and only you know which one fits.
If you are weighing the two, our full new construction vs resale comparison walks through upfront costs, maintenance, HOA fees, negotiation, and timelines with real numbers. And if you want to see what any of these price points mean as a monthly payment, the affordability calculator takes about two minutes.
Financing a New Home
New construction has its own financing quirks. Builders often push their preferred lender, sometimes with closing cost credits attached, and that can be a real benefit, but it is still worth comparing against an independent quote. Down payment assistance applies to new construction too: Hometown Heroes can provide up to $35,000 (5% of the loan amount), FL Assist adds up to $10,000 for eligible first-time buyers, and FHA loans need as little as 3.5% down. Full program details, current availability, and income rules are on our Financing & Programs page.
My lending partner, Austin Edwards at Ocean Blue Lending, handles these programs every week and works with buyers in both new-construction and resale deals. He can tell you exactly what you qualify for, including how the builder's preferred-lender incentives compare to your other options. Call or text him at 561-426-8238.
Want to Tour Any of These With Me?
I will walk you through a model center, show you how the builder's pricing and incentives actually work, and give you an honest read on whether the new build is a better deal than the resale alternatives nearby. No pressure, and no sales pitch.

Where These Numbers Come From
Everything in this tracker was verified live on October 12, 2026 from the builders' own websites: Lennar (Mainstreet Topaz, Sunset Trails, Arden, Estates of Boynton Waters), Pulte Homes (Coral Edge, Emory), D.R. Horton (Hunters Manor), CC Homes (Bellaterra at Plantation Acres), GL Homes (Valencia Del Mar, Valencia Grand), K. Hovnanian (Parkside), Claridge Homes (Ocean 580), and The Cordish Companies (The Pomp). The mortgage rate figure is from Freddie Mac's Primary Mortgage Market Survey for the week ending October 8, 2026. Starting prices, floor plans, and availability change frequently; confirm the current numbers with the builder or sales center before relying on them. Anything I could not verify from a builder's own site was left out of the lists above.
