How to Choose a Lender in South Florida: 7 Questions to Ask Before You Commit

The lender you choose can cost you thousands or save you thousands. It can make the difference between a smooth close and a deal that falls apart. Here is how to pick the right one for your South Florida home purchase.

I have seen buyers lose their dream home because of a bad lender. I have also seen buyers save tens of thousands because they chose the right one from the start. The difference almost never comes down to the interest rate. It comes down to who knows the programs, who communicates clearly, and who actually picks up the phone when things get complicated.

A few months ago, I had a buyer in Boynton Beach who went with an online lender because their rate quoted was 0.25% lower. Two weeks into the process, the lender realized the condo complex was not on their approved list. We lost 10 days scrambling, barely closed on time, and the buyer paid more in stress than that 0.25% was ever worth. Another buyer chose a local lender who knew South Florida condos inside and out, and they closed in 28 days flat.

So how do you pick the right one? Here are the 7 questions you need to ask before you commit.

1. What Loan Programs Do You Specialize In?

Not all lenders work with every loan type. Some only do conventional loans. Others are experts in FHA, VA, USDA, and Florida-specific programs like Hometown Heroes and FL Assist. If you are a first-time buyer, you need a lender who knows all of them.

I have one buyer right now who qualified for Hometown Heroes ($35,000 in down payment assistance) and was told by the first lender he called that it was not available. It was. The lender just did not know how to process it. We switched lenders, and within a week he was pre-approved with the full $35K locked in.

2. What Are Your Fees Beyond the Interest Rate?

Interest rates get all the attention, but lender fees can add up fast. Ask about origination fees, processing fees, underwriting fees, and application fees. These can range from $0 (on a no-fee loan) to 2% of the loan amount.

When you get a Loan Estimate, compare the total lender fees across multiple lenders, not just the rate. A slightly higher rate with lower fees can actually save you money if you plan to stay in the home for less than 5 years.

3. How Long Does Your Pre-Approval Take?

A real pre-approval means the lender has verified your income, assets, and credit. That takes 24 to 48 hours. If a lender says they can pre-approve you in 15 minutes with no documents, that is a pre-qualification, not a pre-approval. Sellers in South Florida know the difference.

In my experience, a fully underwritten pre-approval is the strongest card you can bring to the table. I had a listing agent in Delray Beach tell me outright that he chose my buyer's offer over a higher one because our pre-approval was solid and the other buyer's was just a pre-qualification letter.

4. Do You Know How to Work With Down Payment Assistance?

This is a big one in Florida. Programs like Hometown Heroes, FL Assist, and HFA Preferred have specific rules, timelines, and documentation requirements. A lender who has never closed a Hometown Heroes loan will struggle. A lender who does them every week will make it look easy.

I remember a deal in Lake Worth where the appraisal came in $15,000 below the contract price. The buyer's lender worked with the appraiser, provided additional comps, and got the value revised within 3 days. A less experienced lender would have just told the buyer to bring more cash to the table. That kind of problem-solving is what you are paying for.

6. Can You Close in 30 Days?

In South Florida, a standard financed closing takes 30 to 45 days. Some lenders can close in 21 to 28 days if needed. Ask about their typical turnaround time and whether they have ever missed a closing date.

Missing a closing date can cost you in South Florida. Sellers may charge per diem fees if the closing is delayed, and in a competitive market they might walk away entirely and accept a backup offer. A lender who consistently closes on time is worth their weight in gold.

7. Who Will Actually Handle My Loan?

This one catches a lot of buyers off guard. You might get a great vibe from the loan officer you speak with on the phone, but the actual processing, underwriting, and closing might be handled by a team you never talk to. Ask who your main point of contact will be throughout the process.

In my recent transactions, the buyers who worked with lenders who communicated directly and proactively were the ones who closed without drama. The ones who got ghosted for days at a time had to scramble. Do not underestimate the value of clear, consistent communication.

  • Talk to at least 2-3 lenders before choosing one
  • Compare Loan Estimates side by side within a 14 day window
  • Ask about experience with Florida assistance programs
  • Verify they have closed FHA or VA loans in the last 90 days
  • Ask for their typical close time (30 days or faster is ideal)
