This price range is limited in South Florida, but there are real options in affordable communities:
- $150,000 to $180,000: 1-bedroom condos in Lake Worth Beach, Margate, and older Deerfield Beach communities. HOA fees typically $250 to $450 per month.
- $180,000 to $200,000: Larger 1-bedroom or small 2-bedroom condos in Pompano Beach and Boynton Beach.
- $200,000 to $225,000: 2-bedroom condos in older communities. Some small townhomes may be available in further-out areas.
Important note on HOA fees: Condo HOA fees in South Florida typically run $250 to $500 per month and cover maintenance, insurance, and amenities. These fees count toward your DTI calculation, so they affect how much home you can afford.
How Down Payment Assistance Helps at $50K Income
The income limits for Florida assistance programs make a $50,000 salary a great candidate. The Hometown Heroes program has income limits of up to $87,650 for a single person in Palm Beach County. The FL Assist program also applies.
