East Delray vs West Delray: Where Should You Buy in 2026?

Delray Beach is one of South Florida's most popular coastal cities, with a walkable downtown, great schools, and a strong sense of community. But the city is also surprisingly divided. East Delray (everything east of I-95 toward the ocean) and West Delray (everything west of I-95) offer completely different price points, lifestyles, and trade-offs. Here is exactly how they compare so you can decide which side is right for your budget and your life.

The Price Difference Is Significant

Let's start with the numbers that matter most: how much does it cost to buy on each side of town? In 2026, the difference between East and West Delray is substantial.

Metric East Delray (33444) West Delray (33446/33448)
Median home price (2026) $775,000 $525,000 to $600,000
Condo entry price $325,000 to $450,000 $250,000 to $350,000
Single-family entry price $550,000+ $375,000 to $450,000
Price per sq ft (condos) $350 to $500 $220 to $300
Flood zone risk Moderate to high (AE, VE zones) Low to moderate (X, AE zones)
Best for budget-conscious buyers Condos in Delray Villas North or Tropic Palms Gated communities and single-family homes

The numbers tell a clear story: east of I-95, you pay a premium for proximity to the beach, Atlantic Avenue, and the Intracoastal. West Delray gives you significantly more space for your money, with access to the same great Delray Beach schools and parks.

East Delray: Walkable, Vibrant, and Pricey

East Delray is what most people picture when they think of Delray Beach. It is the stretch from I-95 east to the Atlantic Ocean, and it includes the famous Atlantic Avenue downtown district, the beach, and the Intracoastal Waterway.

Living east means you can walk to dinner. You can bike to the beach. You can stroll to the movies, the farmer's market, or the art galleries on Atlantic Avenue. The streets have a genuine neighborhood feel, with historic bungalows, established shade trees, and sidewalks that people actually use. For buyers who want an active, walkable lifestyle, East Delray is hard to beat.

The catch is the price tag. Homes in East Delray's 33444 zip code have a median sale price around $775,000 as of early 2026. Even condos, the most affordable entry point, start in the mid-$300,000s and go up fast. A basic 2-bedroom condo near the beach will cost you $400,000 or more, and single-family homes under $550,000 are rare unless they need work.

Insurance is another major factor. East Delray sits closer to the coast, which means higher flood zone designations. If you buy in an AE or VE flood zone, expect to pay $2,500 to $5,000+ per year for flood insurance on top of your regular homeowners policy. Windstorm insurance is also more expensive the closer you are to the ocean.

East Delray Pros

  • Walk to Atlantic Avenue restaurants, shops, and nightlife
  • Bike or walk to the beach (0.5 to 2 miles from I-95)
  • Historic homes with character and mature landscaping
  • Strong walkability score (many errands on foot)
  • Higher long-term appreciation potential

East Delray Cons

  • High purchase prices: median over $775,000
  • Expensive flood and wind insurance ($2,500 to $5,000+/year)
  • Limited parking in downtown areas
  • Smaller lots and older homes (some need updates)
  • Harder to find entry-level single-family homes

West Delray: More Space, Better Value, Suburban Feel

West Delray is everything west of I-95, and it is a completely different world. Where East Delray is urban and walkable, West Delray is suburban and spread out. The housing stock is newer, the lots are bigger, and the prices are significantly lower.

West Delray is dominated by gated communities and master-planned neighborhoods. You will find well-maintained single-family homes and townhouses built mostly between the 1990s and 2010s, with community pools, clubhouses, tennis courts, and playgrounds. The streets are quieter, the yards are bigger, and parking is never an issue.

For budget-conscious buyers, West Delray is where the deals are. Single-family homes start around $375,000 to $450,000, and condos in some communities can be found for $250,000 to $350,000. That is a huge difference from East Delray, where the same money would get you a much smaller condo or a fixer-upper.

Flood insurance is also much cheaper in West Delray. Most of the area falls into moderate-risk X zones or lower-risk AE zones farther from the coast. Your annual flood insurance premium might be $500 to $1,000 instead of $3,000 to $5,000. And since West Delray homes are newer, homeowners insurance tends to be lower too, often $1,500 to $2,500 per year compared to $3,000+ for older East Delray homes.

The trade-off? You need a car for just about everything. West Delray is not walkable. You will drive to the grocery store, drive to dinner, and drive to the beach. But for many buyers, especially families and anyone who values space and quiet, that is a trade worth making.

West Delray Pros

  • Much lower purchase prices: $375K+ for single-family homes
  • Newer homes and communities (1990s to 2010s construction)
  • Lower flood and wind insurance costs
  • Gated communities with pools, clubhouses, and security
  • Bigger lots, more square footage for the price

West Delray Cons

  • Not walkable: you need a car for everything
  • Less character and older tree canopy than east side
  • Further from the beach (15 to 25 minutes by car)
  • HOA fees in gated communities ($200 to $500/month)
  • Less nightlife and dining within walking distance

How Walkable Is Each Side?

Walkability is one of the biggest differences between East and West Delray. Here is how the two sides compare on the Walk Score scale:

Lifestyle Factor East Delray West Delray
Walk Score 70 to 90 (very walkable) 20 to 40 (car-dependent)
Distance to beach 0.5 to 2 miles 6 to 10 miles (15 to 25 min drive)
Distance to downtown Atlantic Ave 0.5 to 3 miles 3 to 8 miles (10 to 20 min drive)
School bus service Limited (many walk) Full service
Parking difficulty High on Atlantic Ave evenings No issue (garages and driveways)

Schools: Both Sides Win

One area where East and West Delray are surprisingly equal is schools. Palm Beach County School District covers the entire city, and both sides have access to excellent options.

The elementary schools are neighborhood-based, so your address determines which school your child attends. Pine Grove Elementary (rated B+) serves much of East Delray near downtown. West Delray areas feed into Orchard View Elementary or Calusa Elementary, both well-regarded. Middle and high school boundaries are larger, with many West Delray students attending the A-rated Olympic Heights High School or Park Vista Community High School.

For families prioritizing strong public schools, West Delray's newer school zones actually have some advantages, with several high schools earning A ratings from the state. East Delray's historic neighborhoods feed into slightly older school buildings, but the quality and teacher ratings remain strong at both ends of the city.

Flood Zones and Insurance: A Big Cost Difference

This is one of the most overlooked factors when comparing East and West Delray. Your insurance costs can vary by thousands of dollars per year depending on which side you choose.

Insurance Cost East Delray West Delray
Annual homeowners insurance $3,000 to $6,000 $1,500 to $3,000
Annual flood insurance $2,500 to $5,000+ $500 to $1,500
Combined annual insurance $5,500 to $11,000+ $2,000 to $4,500
Monthly insurance cost $460 to $920 $167 to $375

The insurance difference can add $200 to $500 per month to your housing costs in East Delray. That alone can shift what you can afford. When I help buyers compare homes on both sides, the insurance numbers often tip the scales toward West Delray for budget-conscious buyers.

Which Side Is Right for You?

Here is how I help my clients decide between East and West Delray. Ask yourself these questions:

1. How important is walkability to your daily life?

If you dream of walking to coffee shops, restaurants, and the beach without getting in a car, East Delray is your place. If you are fine driving everywhere and prefer space and quiet, go west.

2. What is your real monthly budget, including insurance?

A $450,000 home in West Delray with $300/month in insurance might cost the same monthly as a $400,000 condo in East Delray with $800/month in insurance. Run the full numbers, not just the purchase price.

3. Do you value older character or newer construction?

East Delray has mid-century bungalows, historic cottages, and mature trees. West Delray has newer floor plans, vaulted ceilings, and communities built around amenities. Neither is better, but they appeal to different tastes.

4. How long do you plan to stay?

East Delray has historically appreciated faster and is more resilient in market downturns because of its location. West Delray appreciates steadily but at a lower rate. If you are buying for 5+ years, either side works. For a shorter hold, East Delray may offer better resale.

The Bottom Line

East Delray and West Delray are both wonderful places to live, but they serve different buyers.

  • Choose East Delray if you value walkability, want to be near the beach and downtown, and are willing to pay more for a smaller home or condo.
  • Choose West Delray if you want more space for your money, prefer a quiet suburban feel, and are okay driving for errands and entertainment.

The good news is that both sides give you access to the same great city, the same excellent schools, and the same South Florida lifestyle. The difference is in the trade-offs, and that is where a conversation with a local agent who knows both sides inside and out can really help.

If you are on the fence, I recommend spending an afternoon driving both sides. Grab coffee at Atlantic Avenue, then head west and drive through a few gated communities. You will know pretty quickly which side feels like home.
