Is It Better to Buy a House or Condo in South Florida?

One of the biggest decisions you will make as a buyer is choosing between a house and a condo. Both have real advantages and real trade-offs. Here is how to figure out which one makes sense for your situation.

I work with buyers every day who are trying to decide between a house and a condo. The answer is never the same for everyone, but the factors you should consider are. Let me walk through them so you can make the right call for your situation.

The Price Difference Is Real

In South Florida, the price gap between houses and condos is significant. Here is what you can expect in 2026:

  • Condo entry prices: $180,000 to $250,000 for a 1-2 bedroom in areas like Boynton Beach, Deerfield Beach, and Pompano Beach
  • House entry prices: $375,000 to $450,000 for a 2-3 bedroom in the same general areas

That is a big gap. But the purchase price is only half the story. The monthly costs are where things get interesting.

Monthly Cost Comparison: House vs Condo

Let us compare a $250,000 condo with a $400,000 house, both with 5% down and a 6.5% interest rate:

  • HOA rules limit rentals, pets, and renovations

The House: Pros and Cons

  • You own the land
  • Better long-term appreciation
  • No HOA in many neighborhoods
  • Freedom to customize and renovate

House Cons

  • Much higher purchase price
  • Full responsibility for all maintenance
  • Expensive homeowners insurance ($4,000 to $6,000+/year)
  • Higher utility bills
  • Yard work and upkeep require time and money

Appreciation: Which Grows More Over Time?

Historically, single-family homes appreciate faster than condos because you own the land, which tends to increase in value. In Palm Beach County over the past 5 years, single-family homes have appreciated roughly 60%, while condos have appreciated about 45%.

However, condos in desirable coastal areas like Deerfield Beach and Pompano Beach have seen strong appreciation too. If you are planning to stay for 5 years or less, the appreciation difference between a house and a condo in the same area is often small enough that the condo's lower monthly cost makes it the better financial choice.

Which One Should You Choose?

Here is how I help my clients decide:

  • Choose a condo if: You want the lowest possible entry price, you do not want to deal with maintenance, you value amenities like a pool and gym, and you are okay with shared walls and HOA rules. Condos are great for first-time buyers, single professionals, and snowbirds.
  • Choose a house if: You want privacy, space, a yard, and the best long-term investment. You are willing to pay more upfront and handle your own maintenance. Houses are ideal for families, people with pets, and anyone planning to stay for 7+ years.

A Note on Condo Financing

If you are looking at condos, make sure the building is FHA-approved if you plan to use an FHA loan. Many condo buildings in South Florida are not FHA-approved, which limits your options. Conventional loans and VA loans do not have this restriction, but your lender will still need to review the building's financials.

Always ask for the building's reserve study, recent financial statements, and proof of insurance before making an offer on a condo. These documents will tell you if the building is financially healthy and if a big special assessment is coming.

There is no universally correct answer. A condo is the right choice for one buyer, and a house is the right choice for another. The key is knowing what you are signing up for.
